No exceptions. **Caveat, Please Note ** . This unit is a basement suite located in an older home with basic soundproofing , so not ideal for those who are highly ‘noise sensitive’ or plan to work exclusively from home. We are a busy professional family with teens and pets living above, and there is some sound transference when we are home. ( Although we are typically out alot at work etc). Unit details below. Location: Located in a really pretty area located up on a hill in scenic Saseenos, Sooke ( V9Z0E6) . Forest, mountain and harbour views- Near the famous Galloping Goose Trail , 7- 10 minutes drive to the village of. Sooke, 15 -20 mins drive to Langford, Royal Roads University , 45 -60 min drive to UVic and downtown Victoria- driving times vary considerably with or without traffic. Also on #61 bus route ( 5 minute brisk 'uphill' walk back from the bus). Rent includes: 1. Hydro, heat, hot water. 2. Comes fully furnished with stools, couch , dresser , desk, side table and firm Ikea queen bed . Basic cooking supplies, dishes, cutlery etc are also included . (Sorry no room for any other furnishings or appliances.) 3. Parking spot for 1 regular size car or SUV. Guests park on the street. 4. Some outdoor storage for your bike or Kayak. 5. Access to our 'Shared' house Wifi is available (speed and performance not always guaranteed during peak hours,). No ensuite laundry , but there is access to an older laundry set on site that we all share (2 loads per person per week) . There is also a local Laundromat if our machines are unavailable. Pets: Non yappy Neutered adult pet considered. Indoor cat, or a dog that is not left unattended while you are gone for the day. Pet deposit required. House rules : No smoking or vaping of anything anywhere on the property , inside or out. (Non smokers to be living here only, due to furnishings being included and sharing the laundry machines). Noise curfew in effect 11 pm - 7 am . Application process : Standard Rental application. Half months rent is required upon acceptance .
